Our Process

At SourceOne Financial, every loan we fund starts as a conversation. We listen to our borrowers and create custom funding solutions that increase the likelihood of success for all parties. Because we are a direct lender, we originate, process, fund and service all of our loans, allowing us to move incredibly fast. From loan inquiry to funding, the process most commonly takes 1-3 days (largely driven by how quickly the title company can provide the title report), however, we have closed and funded loans in less than 6 hours.

We provide fast, convenient, real estate collateralized loans to investors, individuals and commercial clients who have financial needs which traditional lenders are unable to satisfy. Our typical clients have timing, cash flow, credit or property qualification challenges that traditional lending sources can’t accommodate.

Loan Closing Timeline

APPLICATION

A quick 5-minute phone call or simple email with basic project details is all we need

ANALYSIS & TERMS

This is typically completed within hours of the application. Our team runs comps and reviews the loan request and then provides borrower with a loan proposal including loan amount, structure, terms and timing

ACCEPTANCE

Once the borrower accepts the loan terms and wants to proceed, we will reach out to the Title and Hazard Insurance Companies to request the info needed to prepare loan documents

INSPECTION

A drive-by of the property or a brief in-person meeting at the property will be scheduled as needed after the loan terms have been accepted

CLOSING

We prepare and provide loan docs to the Title Company for signing at closing. We wire funds immediately upon review of signed docs. The entire loan process is typically completed in 1-3 days but can be completed in a matter of hours from start to finish if necessary

Dave Nash - President

Dave has over 25 years of experience in private equity real estate investments, residential and commercial developments and homebuilding. Prior to SourceOne, Dave spent a number of years working with local developers and builders and spent six years managing the acquisition and development of residential communities across the country for a PERE firm in Colorado. Dave holds an MBA from Brigham Young University in Finance and Real Estate and a BA from Brigham Young University in Construction Management and Business Management. Outside of work, Dave enjoys golfing, hiking, fishing and restoring classic cars.
